Eucalyptus Hill, Santa Barbara

    The Eucalyptus Hill area of Santa Barbara is one that is relatively unknown, even among locals, and is even less clearly defined. Generally speaking, it lies above the Lower Eastside, below Highway 192, and between the Santa Barbara Riviera and Montecito.

    Eucalyptus Hill offers many of the benefits of the Riviera but with a lower overall density of homes. Also, some people who are specifically looking for a Riviera home might not consider Eucalyptus hill, making the market slightly less competitive. Many properties in this area provide incredible views of the ocean, the city, and/or the mountains and are close to the conveniences of the city, only minutes away from freeway access and the downtown area. Even the shops of the Upper and Lower Montecito Villages are only a short drive away, lending a feel of being in a desirable Montecito location, without the higher price tag usually associated with Montecito.

    There are many different types of homes available on Eucalyptus Hill. Several condominium complexes offer low-maintenance living or the opportunity for the perfect summer home. Single-family homes do abound however, and even the occasional palatial estate can be found on the hill. Single-family homes on Eucalyptus Hill start around $650,000 and go up to about $2.5 million, with most in the $850k-$1.4m range. Ocean view condos, though often dated, range between$900,000 and $1,600,000. The larger, more prestigious estates in the Eucalyptus Hill neighborhood typically sell for $2.5m-$10 million.
