Santa Barbara Rentals

The Santa Barbara Rental Market is weakening right now as Home Buyers are hesitant to step into the market and purchase properties. In previous years, rent appreciation exceeded home price appreciation. In the city of Santa Barbara, vacancy rates are on the rise.

Monthly & Long term Rentals

Rental Market Up to $4000/Mo

  • Studios: $700-$1000
  • 1 Bed: Apartments - Condos: $1000-$1600
  • 2 Bed: Apartments - Condos - Duplexes - Cottages: $1350-$2600
  • 3-4 Bed: Apartments - Condos - Duplexes - Houses: $2400-$4000

Monthly or long term rentals up to $3500 or $4000 are classified as the "low-end" rental market here in Santa Barbara and as such, there are typically no fees paid to real estate agents. Because of this, most rentals available in this price range are NOT in the MLS. Realtors at times will put rental properties in this price range in the MLS as a favor to a client, but the inventory is small, roughly with roughly 10-15 available at any given time.

That said, as part of developing our long-term relationship with you we like to find creative ways to add value, even long before you are looking to buy or sell a home.  After, or in addition to, pursuing some of the recommend routes below, feel free to contact us for an emailed list of the current rentals in the MLS matching your search parameters. We do also hear of rental properties that are not listed elsewhere, and one of these may be a fit for you.

The ZiaGroup team provides updates on market rentals and rental property investment news on the Santa Barbara Real Estate Blog. Visit the blog here and sign up for email, Facebook or Twitter updates.

When looking for a monthly rental in Santa Barbara, your best bet is to use the following tools:

  1. Santa Barbara News Press: SBNS is our main local newspaper with a long list of monthly rentals by property management companies and private parties.
  2. Santa Barbara Craigslist: Santa Barbara Craigslist is a free service to the public where a user can post and view classified ads.  Look under the housing section and you will find everything from real estate for sale to apartments for rent and more. We recommend you check this resource daily as often times the best rentals are gone the first day.
  3. Contact local Property Management companies: Your best shot is to search online or contact the ones you see in the SB NewsPress.
  4. Visit the Haves & Needs rental website for an agent sponsored and supported daily list of Rental Haves and Needs.
