As home sales have decreased in the last few months, demand for Santa Barbara rentals has increased. In 2006, rent appreciation exceeded home price appreciation.  In the city of Santa Barbara, vacancy rates remained below 1.0 percent all year long. In Goleta, average annual vacancy rates have declined in each of the past three years from 6.0 percent in 2003 to 4.2 percent in 2006. Monthly or long term rentals up to $3500 or $4000 are classifed as the "low-end" rental market here in Santa Barbara and as such, there are typically no fees paid to real estate agents. Because of this, most rentals available in this price range are NOT in the MLS. Realtors at times will put rental properties in this price range in the MLS as a favor to a client, but the inventory is small, roughly with roughly 10-15 available at any given time.

We recommend you check this resource daily as often times the best rentals are gone the first day.
